Can foreigners buy property in Dubai?
Yes. Non-residents and residents of any nationality can buy freehold property in Dubai’s designated freehold areas, which include Downtown Dubai, Dubai Marina, Palm Jumeirah, Business Bay, City Walk and many more. Ownership is registered in your name with the Dubai Land Department.
What are the costs of buying?
Budget for the Dubai Land Department transfer fee, currently 4 percent of the price, a trustee office fee, the agency commission, and mortgage registration fees if you are financing. We give you an itemised estimate for the specific property before you commit.
How do you value a property?
From registered transactions in your building and comparable buildings, adjusted for floor, view, size and condition. We show you the evidence, not an estimate from an area average.
What does “price agreed with the owner” mean on your listings?
Every home on this site is listed with the owner’s agreement on the asking price. We do not publish units we have not spoken to the owner about, so what you see is available and priced to sell or let.
How quickly can I view a property?
Usually within a day or two. Message us on WhatsApp with the property reference and your preferred time, and we confirm with the owner.
How does renting work in Dubai?
Tenancy contracts are registered with Ejari. Rent is typically paid by cheques for the year, and annual increases are governed by the RERA rental index. We explain the terms of each home before you commit.
Is off-plan safe?
Payments for registered off-plan projects go into a RERA-regulated escrow account and your purchase is registered with the Land Department. We check the developer’s completed projects and the registered sales in the project before recommending it.
Do you charge buyers a fee?
For resale purchases the agency commission is agreed in writing before you offer. For off-plan purchases the developer typically pays the commission. There are no hidden fees.
Fees and rules change; we confirm current figures for your specific transaction before you commit.
